Circa Properties is a local, family-owned and operated real estate development and management company, focusing on high quality student housing within walking distance to the University of Florida campus for over 25 years. We offer hundreds of apartments and a variety of floorplans on the north side of campus in midtown Gainesville. Our employees take a customer-centric view, with in-house maintenance and onsite management that are attuned to student needs.

Living Walking Distance to UF Classes
When you live within walking distance of UF, you can make the most of the time spent at school. You are next to restaurants, social events, extracurriculars, and other amenities that cater to students. All of our apartments are just steps from the majority of UF classroom buildings, the stadium and athletic facilities, the student rec center, and primary nightlife and social hubs on campus.
Offering Midtown Locations without the Midtown Price Tag
Our rates are often lower than communities nearby because we focus on what really matters to our residents and not on costly extras. We offer a range of rental rates, from large luxury apartments with modern amenities to budget-conscious one bedroom apartments and everything in between. We don’t have swimming pools or gyms, as the cost to build and operate them results in higher rents. We don’t build large parking garages that are more expensive and inconvenient than the parking we offer right near your front door. Our residents are eligible for neighborhood street parking permits to save even more. People find us primarily through word of mouth, not because we have huge advertising budgets. As a result, our residents receive tremendous value for the location.
Providing Competent Service
We have served residents near UF for over 25 years. Many of our staff members are long-term employees who know our buildings top to bottom and how to handle resident needs. Our managers are involved and accessible to residents. Our corporate office is local. We perform most maintenance in-house instead of subcontracting out to vendors, which offers greater flexibility around student schedules. Because we don’t have a lot of onsite amenities, we aren’t distracted with planning pool parties or fixing tanning beds. Instead, we focus on addressing any issues that arise for our residents efficiently and effectively.
